What is a Transaction Coordinator?

  • A Transaction Coordinator (TC) manages the paperwork, deadlines, and communication from contract to close. We help ensure every detail is handled accurately and on time, giving agents more time to focus on their clients and growing their business.

When should I bring Transaction Nerds into a transaction?

  • As soon as your contract is fully executed! The earlier we're involved, the smoother the process will be.

What do you handle?

  • We manage the details so you don't have to, including:

    • Contract review

    • Timeline management

    • Key date reminders

    • Communication with title, lenders, and cooperating agents

    • MLS listing entry (listing package)

    • Compliance paperwork

    • Closing coordination

    • Client updates

    • Final file organization

What don't you do?

  • While we're heavily involved in the transaction, we don't negotiate contracts, provide legal advice, or make decisions on your behalf. We work behind the scenes to support you while you remain the primary contact for your clients.

Do my clients communicate with you?

  • Yes! If you'd like us to, we'll communicate directly with your buyers and sellers regarding timelines, reminders, and transaction updates while keeping you informed every step of the way.

Do you work with individual agents or teams?

  • Both! Whether you're a solo agent closing a few homes each year or a high-volume team, we can customize our services to fit your workflow.

What brokerages do you work with?

  • We work with agents from a variety of brokerages throughout Texas. If your brokerage has compliance requirements, we're happy to follow them.

Do I have to use your preferred title company or lender?

  • Not at all! We work with the professionals you and your clients choose.

How do I get started?

  • Simply send us your executed contract and we'll take it from there! We'll review everything, confirm the important dates, and begin coordinating your transaction.

How much do your services cost?

  • Buyer Side Transaction: $400

  • Listing Side Transaction (includes MLS Entry): $450

  • We are paid through a Commission Disbursement Authorization (CDA) at closing, so there are no upfront fees.

What if the transaction falls through?

  • If your transaction doesn't close, you don't owe us anything. We only get paid on successfully closed transactions.

How do we communicate?

  • Email is our primary form of communication because it keeps everyone informed and creates a clear record of important information. Of course, we're always happy to schedule a phone call when needed.
